Copper Pipe Epoxy Coating & Repipes
The Problem:
Early in the life of this world class facility, the property engineers found evidence of water leak in the copper pipe supply lines servicing the building. In July 2000, an engineering report was commissioned which helped in part to identify the extent of the pinhole leak damage to the piping system. The recommendation was to replace the building’s entire copper piping system (performance of a copper repipes).
 Keeping in mind the extent of the cost and the tenant disruption that would be associated with a conventional repiping in this world class facility, the property managers at Cushman & Wakefield went looking for a modern solution. They did not have to look very far. Just a few blocks away, ACE DuraFlo Systems was set up and restoring “in place” the Biltmore Hotel’s potable water piping system in December 2000. On a tour there, Cushman & Wakefield engineers observed the work in progress and got a better idea just what benefits could be had with ACE DuraFlo pipe restoration. They came away with a viable alternative to wholesale repiping of One California Plaza’s corroded pipes. This option soon became reality with the signing of a service contract with ACE DuraFlo.
The Solution:
 Definitive causes for pipe failure in One California Plaza’s system were never found, but the solution involved application of an epoxy protective coating on the inside of the pipes of the entire system. This copper pipe epoxy coating is the cornerstone of the ACE DuraFlo System, making it more affordable and less disruptive as compared to a conventional repipe. This technology addresses common causes of water leakage and pipe failure including copper pipe pinhole leaks.
ACE DuraFlo pipe restoration was implemented to restore all of the copper lines of the potable water system of One California Plaza. The work was scheduled to be completed on three floors of the facility at a time over a number of weekends. The piping system restored by ACE DuraFlo included copper pipes ranging in size from a half inch to 3 inches in diameter spanning over 1 million square feet of this world class facility. By Monday morning, the employees of businesses housed in One California Plaza returned to work unaware that the piping system on their respective floors had been restored. There was no disruption to tenant service aside from water main shutdown over the weekend. The restoration schedule continued over a period of 4 months with work being completed over the weekends.
